Job Description:
Projects Manager will plan, oversee and manage all aspects of Osquared’s development projects, from inception to completion. This role combines project management with procurement responsibilities, making it ideal for a professional who can balance project timelines, quality standards, and budget controls while ensuring efficient sourcing and management of vendors- upholding Osquared’s commitment to excellence, transparency, and innovation.
The ideal candidate will have a proven track record in large-scale real estate development and exceptional leadership capabilities to drive project success.

Key Responsibilities:

Project Planning and Strategy
Develop detailed project plans, including scope, timeline, budget, resources, and deliverables, ensuring alignment with Osquared’s vision and strategic goals.
Conduct feasibility studies, site evaluations, and risk assessments to support project decision-making.
Establish and manage project schedules and milestones to ensure timely project completion, coordinating adjustments as necessary to meet evolving requirements.

Budgeting and Financial Oversight
Prepare, manage, and monitor project budgets, ensuring all financial objectives are met and providing regular updates to the executive team.
Cross check alternative materials and construction solutions to ensure the best cost effective solution is applied across all projects subjects and layers.
Collaborate with finance to establish financial benchmarks, manage costs, and identify opportunities for cost savings.
Track and report on project spending against budget forecasts, implementing corrective actions as needed.

Procurement and Vendor Management
Vendor Sourcing and Evaluation: Identify, evaluate, and select qualified contractors, suppliers, and vendors for various project needs, conducting a competitive bidding process when applicable.
Contract Negotiation: Negotiate terms, budgets, and timelines for contracts with vendors and service providers to ensure optimal value for Osquared while meeting project specifications and standards.
Purchase Orders and Approval: Oversee the purchase order process, ensuring that all procurement activities are authorized and align with budget expectations.
Vendor Compliance and Quality Control: Monitor vendor performance to ensure compliance with contractual obligations, quality standards, and project timelines. Address any vendor-related issues that could impact project delivery or quality.
Supplier Relationships: Establish and maintain strong, ethical relationships with suppliers and contractors, ensuring transparency, accountability, and alignment with Osquared’s values.

Quality Assurance and Compliance
Ensure that all projects meet Osquared’s high-quality standards and comply with local building codes, regulations, and environmental guidelines.
Conduct regular site visits and inspections to monitor construction progress and identify potential issues early.
Implement quality control processes and manage “punch lists” to address any deficiencies before project handover.

Risk Management and Problem Solving
Proactively identify potential risks and develop mitigation strategies to avoid project delays and budget overruns.
Quickly address and resolve project-related issues as they arise, coordinating with relevant stakeholders to implement solutions.
Maintain a contingency plan to respond to unforeseen challenges, ensuring minimal impact on project outcomes.

Stakeholder and Client Relations
Serve as the main point of contact for all project stakeholders, including clients, investors, contractors, and regulatory bodies.
Provide transparent and regular updates to stakeholders, including progress reports, budget updates, and timeline adjustments.
Address client concerns and feedback with a commitment to delivering an exceptional customer experience.

Team Leadership and Coordination
Lead cross-functional project teams, fostering a collaborative and high-performance environment that encourages accountability and innovation.
Provide guidance and mentorship to junior project managers, fostering their growth and ensuring consistency in project management practices.
Coordinate with internal departments, including finance, marketing, and sales, to ensure alignment and support for project needs.

Sustainability and Innovation
Promote sustainable building practices and implement innovative solutions that contribute to Osquared’s goals for environmentally responsible development.
Stay informed about industry trends and technological advancements, identifying opportunities to enhance project efficiency and quality.
Evaluate and recommend the use of innovative construction materials or methods to enhance project sustainability and cost-effectiveness.

Documentation and Reporting
Maintain thorough documentation of project activities, including contracts, change orders, budget adjustments, and progress reports.
Prepare detailed project reports for executive review, including financial updates, milestone achievements, and potential risks.
Conduct post-project reviews to capture lessons learned and continuously improve project management practices.

Qualifications:

Education:
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. A Master’s degree or MBA is a plus.
Experience:
Minimum of 10 years of experience in project management within the real estate development or construction industry, with a proven track record of managing large-scale, complex projects.
Certifications:
PMP, PRINCE2, or similar project management certification preferred.
Technical Skills:
Proficiency in project management software (e.g., Procore, Buildertrend, Microsoft Project).
Strong understanding of construction methods, building codes, and regulatory requirements.
Familiarity with financial management tools and ERP systems.

Ability to travel to project sites as needed.
Experience in sustainable development practices is a plus.
